TOKYO<β> is the largest shared apartment portfolio in Tokyo, with approximately 1,200 buildings and 16,000 rooms in Tokyo, covering 160,000 sqm of land and 170,000 sqm of total floor space.

What is a shared apartment?

A shared apartment is a category of shared house that places an emphasis on individual lifestyles and is arranged in a personalized format with minimal common space. TOKYO<β> is called a shared apartment.

Fully equipped with furniture and appliances

Each private room has a bed, refrigerator, TV, desk, chair, curtains, and an air conditioner. Shared spaces include a kitchen, toilet, shower room, washer and dryer, microwave and other kitchen appliances, and cooking utensils which are always available.

Reduction of financial burden

Generally, renting an apartment requires a security deposit, key money, rent prepayment, brokerage commission, furniture purchases, and changing the locks. In contrast, TOKYO<β> only charges an upfront fee of 30,000 yen, significantly reducing the initial costs.
Furthermore, expenses necessary for daily life, such as water, heat, electricity, and internet, are included in the rent and common area fees by TOKYO<β>, significantly reducing the monthly financial burden relative to traditional rental apartments. Additionally, guarantors and guarantee companies are not required, thus avoiding the burden of searching for a guarantor and reducing the fees paid to a guarantee company.

All rooms have smart locks and don't require physical keys

TOKYO<β> enables a simple and minimalist lifestyle where services are completed via smartphone.
For example, the front and individual room doors have smart locks connected to a smartphone app, allowing tenants to receive their keys online.

Additionally, tenants can use the TOKYO<β> app to lock and unlock the front door or their private room's door; apply to move to any of the 1,200 TOKYO<β> properties without any troublesome paperwork; pay rent at a convenience store using a bar code payment method, or check the details of their contract.
The app used every day by TOKYO<β> tenants, the majority of whom are young, can be used to keep in close contact with them, suggesting many possibilities for its use in the future.

Linking with sharing services

Proactively introducing sharing services will lead to environmentally friendly operations and increased convenience for tenants. Share mobility service LUUP is currently installed in approximately 250 buildings and is expected to expand further.

The TOKYO<β> in Shiinamachi, Toshima-ku, which was once the location of Tokiwa-so, has been fully renovated.

MAKERS UNIVERSITY
/Young Entrepreneurs Support

Collaboration with small private schools MAKERS UNIVERSITY and MAKERS UNIVERSITY U-18 operated by NPO ETIC.
With the aim of fostering entrepreneurs and innovators, a scholarship is offered to 10 students, and a vacant TOKYO<β> room is provided free of charge to students affiliated with the groups.
